One contractor for the whole scope — demo through final inspection.

We self-perform the carpentry, tile and finish work that decides how a job looks, and we hold licensed trades on everything else. Choose the side of the business you need.

We measure, photograph existing conditions, check the panel, the slab and the roof, and talk honestly about what the space can take.

Design & Proposal

Drawings, an allowance sheet for every selection, and a line-item fixed price. No "we'll see when we open the wall" pricing.

Permits & Approvals

Engineering, Notice of Commencement, building department submittal, HOA or condo board package, and product approvals for impact openings.

Construction

Protection and containment first. Then demo, rough-ins, inspections, close-up and finishes — with a weekly photo update and a live schedule.

Punch & Warranty

Questions we get on the first call

Yes. Nest Level Renovation SVC LLC holds a Florida contractor's license (CGC #0000000 — replace with your number) and carries general liability and workers' compensation. We send certificates directly from the carrier to you, your landlord or your association before we mobilize.

We do. As the licensed contractor of record we file the Notice of Commencement, submit to the building department, coordinate any engineering, and schedule every inspection through final. You never stand in a permit line.

A gut bathroom typically runs 5–7 weeks on site and a kitchen 8–12, once permits are issued. Permitting in Miami-Dade adds anywhere from two to eight weeks depending on the scope and the municipality. We give you both numbers separately so the schedule is honest.

Yes, for the defined scope. Selections you haven't made yet are carried as written allowances, so you can see exactly what's budgeted for tile, fixtures or cabinetry. The only things that change the contract price are a change you request or a genuinely concealed condition — and both get a signed change order before any work happens.

Usually. We phase occupied jobs so you keep a working kitchen or bathroom, build dust containment with negative air, protect floors and paths, and clean down at the end of every day. For whole-home gut renovations it's almost always faster and cheaper to move out.

We prepare the whole package: drawings, insurance certificates, licenses, work-hour agreement, elevator protection plan and the contractor application. Board timelines are the one thing we can't compress, so we start that package the day the contract is signed.

One year of workmanship on everything we install, in writing, starting at final inspection. Manufacturer warranties on products and equipment are registered in your name and handed over in the closeout packet.

A deposit to schedule, then progress draws tied to completed milestones — never ahead of the work. Each draw comes with partial lien releases from us and our subcontractors, and the final payment is released at punch-list completion.
